45 degree rule.......

So I am toying with the idea of an extension to save me moving house.
I knew about the 45 degree rule and do agree with it.

BUT

I didnt know it counted for conservatories, which is a royal PITA.

From what I can tell it means i cant build an extension becasue my neighbour has
some rubbishy tinly little conservatory, which because it is made of glass
covers pretty much everything around my house by 45 degrees.

Am i miss reading the 45degree rule? or does someone getting in there 1st with a
building of their own affect neighbours getting their own extension?

You could play dirty, check with the local planning enforcement team to check there conservatory has planning if it needs it and that it meets the regs.

small conservatories dont need planning, certainly there is nowt wrong with it, besides, my neighbour is ok i dont wanna fight with him, its just the way i read it by the letter of the law its very presence means i cant do squat to my house even though others have same said extension that i fancy.

Wouldn't it be measured from the neighbours conservatory window which is parallel to wherever his original window/patio doors where before he built it e.g. the conservatory window which faces directly away from the house?

Thats what I was thinking.

Does the 45 degree rule apply to conservatories too? Is his conservatory within the 45 degrees of your rear window?

thanks for thoughts. IF I could get 2 story I would its not like it costs much more, however truth is, I very much doubt i could get it.

so single story, and i would have to measure it up. total guess 3m out x 5m wide

That code should not apply to conservatories that are mainly glazed. In those cases the line is taken from the centre of the original opening in the original wall of the dwelling.

Thanks for all the info guys.

Got a company coming out on weds to generate a quote for a 5x5m conservatory or Orangery (costs permitting) and a garage demolish and rebuild into a living space (the conservatory will join the "ex" garage to the house.

The fitter said the building regs should be a formality (you have to let them know if you are going out beyond 3m in a sem detached house.


Quite exciting stuff, just hope i can get it all done (inc a new kitchen) for under £30K - may be unrealisic for an orangery.
